From the very start of contact I’m with Ruth the service has been superb. Very professional and attentive. Ruth is always on hand with any queries no matter how small… nothing is too much trouble. Any time I have had a query or even something that needed a trade to visit the property, someone has been booked and round same day. The property prior to moving in was of a very high standard and even though it didn’t need it, the place was redecorated top to bottom within 2 weeks of agreeing the tenancy. After struggling with agents being difficult and obstructive, finding Ruth was a breath of fresh air and I am exceptionally happy with all aspects of her business and won’t hesitate to recommend to anyone that reads this

Don’t really think it’s fair leaving a negative review from the same household, but then again the way in which we were dealt with at the end of our tenancy wasn’t fair either! Moved in May 2020, we had to rush due to partners work. So we would’ve taken anything really. We liked the house so we took on the tenancy agreement. Upon our walk around with Ruth, she happened to mention that if removals were to scratch or scuff the walls not to worry, as the landlord redecorates after each tenant. FABULOUS! So, she also mentioned if we wanted to make the house feel more “homely”, by putting pictures on walls, we could. GREAT! On leaving the house after our walk around, Ruth asked what I do for work, I said I’m a horticulturist. She said she could possibly find me work. However what I didn’t say was “actually Ruth I’m not allowed to work, Doctors orders”. Mental Health is not something I like to bring up, but no one should assume just because someone looks okay, it doesn’t mean they are. Unfortunately Ruth called me a “kept man”. Quite insulting considering all the work I’ve put in trying to better myself. So.... The day came to hand back our keys!... Ruth arrived and ventured inside with my partner. I’ve unfortunately built up an anxiety which is not only socially, but Covid-19 related. So, I don’t like being around others, so I sat in the car. 10-15 minutes later... Partner is fuming because Ruth has mentioned marks on walls (something she said was okay). We had also cleaned throughout the house, and I’d say it was cleaner than what we moved into. Fortunately for Ruth, she forgot that she ever said marks on walls was okay. However, unfortunately for us we are £125 out of pocket. So, my advice to would be tenants is to record what’s said, or it could cost you. We are a little confused how 2 walls which is in question cost £125. Would take me 10 minutes with a cheap bucket of paint. I want what he’s on 🤑. Before Ruth questions what she said, I’d happily admit my memory can’t be questioned, it’s one of my positive traits. I know what room you said it in, and where you were standing. Was called a kept man on handing the keys over. Yes, it was probably said in jest, but I took it personally as to be called lazy. Unfortunately Ruth doesn’t understand mental illness, so I’ll leave it at that. Edit: After response. Spoke to the landlord and he said if we’d have put holes in walls for pictures, as Ruth said we could. We’d be charged for filling and repainting. Basically, the house should be left as it was when we first moved in, but if we’d have listened to Ruth we’d be more out of pocket. Also, Ruth obviously didn’t communicate back to the landlord that the marks on walls (what’s being questioned) could be water marks from a leak. Ruth even said “water could be going through the grout”. Yet this wasn’t relayed back to landlord. Pity. I wish the tenants luck with the black mould, ant infestation, dodgy boiler and a radiator that doesn’t heat up! Wrap up warm or expect huge energy bills. We could’ve been complaining every month about something new, but we didn’t. Now I wish we had.

Having dealt with Ruth, can wholeheartedly recommend her in any letting matters - very professional approach and nothing is too much hassle. Very approachable and considerate with maintaining client contentment!
